Developers make large
profits when their property projects work well. One of the major

Their investment is secured by a second mortgage over the
site.
- Each investor also completes an ‘off the plan’ contract of sale
for their chosen property within the development.
- Once all properties in the project are sold, the project can
commence construction with no marketing risk whatever.
- Investors earn a return on their funds which comes off their
purchase price when construction is finished and title issued.
By this means, investors
have become the developer’s financing partner – they share the
profits by buying at a wholesale rate that totally avoids all the
distribution costs normally associated with property
development.
What investors do need,
though, is to conduct the due diligence upfront, co-ordinate the
investment fund, and hire a project manager to run the construction
